Before and After: Staging A Home For Sale

When deciding on what to purchase to stage a home for sale, here's one way to get started.

Many professional stagers will tell you, the value of a staged home, after all, who doesn't want to view a property with some quality furnishings to help them envision how to use the space in a room or home? We've all probably seen homes on HGTV as the buyer is guided through tours and tours of different homes, some staged and others not. Benefits of staging a property can include (but not limited to):

  • Increase in more offers or sell price in key markets
  • Attractiveness of a vacant home
  • Helps potential buyers envision how the space can be used
  • The home is viewed as  professionally, and well-maintained

Today, I will share an online resource that we've come to absolutely love, and we hope it would help stagers too. Often times, we may have a hard time creating a space visually without the physical elements in a room. How can we see what the room would look like with a Williams-Sonoma sofa or Blenko lamp from Rejuvenation? How about some modern art from west elm in a living room? Can a pool table from Pottery Barn fit the decor of the basement space for a game room? With products from different brands and retailers, it has hard to find one place that can put all those items together for you. However, now you can, with Olioboard. Olioboard is an online moodboard creator, where you can create 2D and 3D room designs using real products. This gives professional stagers a great resource to be able to create the space and budget your costs at the same time. Now you can determine how the space can look and plan ahead so you know exactly what you would need to stage the a room.

Below is example of how the room featured above can be staged with items from west elm. I wanted to add a bit of color to room. I've added a Dunham sofa with some curtains as well. The Moroccan found rug adds a bit of personality to the room.
